RealManage is seeking to solve the problem of managing construction projects for its clients, including homeowners’ associations (HOAs), condominium associations, cooperatives, luxury high-rises, municipal utility districts, and master-planned communities, by hiring an experienced construction professional to join their dynamic team.
Requirements
- Minimum of 5 years of experience in construction project management, with a strong emphasis on writing scopes of work and developing RFPs.
- Proven ability to manage construction projects from inception through completion.
- Strong knowledge of construction processes, building codes, and regulations.
- Proficiency in project management software and tools.
- Strong organizational and multitasking skills, with the ability to manage multiple projects simultaneously.
- Ability to work collaboratively with a diverse team of professionals and clients.
- Excellent written and verbal communication skills, with a consultative approach.
Responsibilities
- Draft comprehensive scopes of work for various construction projects, ensuring all aspects of the project are covered and aligned with client goals.
- Develop detailed and accurate RFPs to solicit bids from qualified contractors and vendors, providing strategic guidance to clients on vendor selection and contract negotiation.
- Collaborate with architects, engineers, and other stakeholders to ensure the scope and RFPs meet project requirements and standards, advising on best practices and innovative solutions.
- Review and analyze bids, negotiate contracts, and manage contractor performance, acting as an advocate for client interests.
- Oversee day-to-day construction operations, ensuring that projects are completed on time, within scope, and within budget.
- Manage construction documentation, including submittals, RFIs (Requests for Information), change orders, and daily logs.
- Conduct site inspections to monitor progress and compliance with plans and specifications.
