The Marian Group is looking to manage pre-development opportunities from inception through application submittal and construction closing, ensuring seamless transition to Portfolio Services. This role involves identifying viable development opportunities, conducting market and financial feasibility analyses, securing entitlements and permits, coordinating with investors, municipalities, and other key stakeholders. The Developer ensures that projects are delivered on time, within budget, and in alignment with strategic goals and market demand.

Requirements

  • Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint); experience with project management tools and financial modeling software.
  • Understanding of real estate finance concepts (e.g., IRR, ROI, debt/equity structures, pro formas).
  • Familiarity with zoning, entitlements, permitting, and land-use regulations.
  • Strong financial analysis and problem-solving skills.
  • Demonstrated experience managing real estate projects from pre-development through construction and close-out.
  • Ability to manage multiple complex projects simultaneously under tight deadlines.

Responsibilities

  • Expand real estate pipeline by evaluating potential development sites.
  • Conduct comprehensive financial modeling for all projects.
  • Ensure timely project progression by maintaining and enforcing schedules.
  • Obtain necessary funding through grants, loans, tax credits, and subsidies.
  • Ensure accurate and timely submission of all financing applications.
  • Provide clear financial forecasts and manage pre-development loans effectively.
  • Ensure all zoning requirements are met prior to application submissions.

  • This position is located in Louisville, KY. This is not a remote position.
  • Minimum of 3–5 years of experience in real estate development, project management, construction management, or a related field.
  • Strong organizational skills and attention to detail.
  • Excellent written and verbal communication skills.
  • Ability to collaborate with architects, engineers, contractors, government agencies, and community stakeholders.
